Residential property taxes are definitely a factor to consider when relocating. Although taxes vary depending on the community, Albertans paid the lowest provincial and municipal taxes, overall, in Canada in 2006/2007.

Your tax notice shows the assessed value of your land and buildings (improvements) as they existed on December 31st.  The assessment is based on July 31 market value and taxes are due every year on August 31st.  The tax amount on your Assessment & Tax Notice is for taxes levied from January to December of the current year and should be within 5% plus or minus of the current market value of your property.  In other words, if you were to sell your property today, the assessed value should be comparable to what you would expect to receive.  Your Assessment & Tax Notice includes three (four in 2007) separate tax levies taxed at different rates that make up your Total Property Taxes:

Total Municipal Levy - this amount is collected by the municipality (Town of Hanna) and pays for municipal infrastructure, facilities, services and programs.

Total School Levy - this amount is collected by the Town of Hanna and paid directly to the Province of Alberta, for maintenance and development of the public school system.  The amount of School funds paid by each municipality is based on population and the tax base.All municipalities must collect and forward these funds to the province.

Acadia Foundation - this amount is collected by the Town of Hanna and paid directly to the Acadia Foundation to help pay for senior housing in our area. 

Ambulance - this amount is collected by the Town of Hanna and paid directly to the Hanna Ambulance Society to help pay for ambulance service in our area.

Your taxes are calculated by multiplying your total taxable assessment by the tax rate and dividing the total by 1000.  Use the formula below or visit our online tax calculator to calculate your property taxes.
